Types of Buildings:
- Residential Building
- Special Residential Buildings: Includes lodges, tourist homes, hostels, resorts, and dormitories.

- Clinics and Hospitals
- Assembly Buildings: Comprising cinema theatres, assembly halls, auditoriums, wedding halls, and community halls.
- Office and Business Buildings
- Commercial and Trading Buildings
- Industrial Buildings
- Small-scale Industrial Buildings
- Large Industrial Buildings
- Storage Buildings: Such as warehouses and garages.
- Hazardous Buildings: Including automobile workshops, service stations, service garages, welding workshops, and PVC pipe factories.
Submission Process:
Regardless of the building type, the process begins with preparing a detailed plan adhering to Kerala Municipal Rules. You must submit this plan to the relevant authorities, which could be the Grama Panchayat, Municipality, or Corporation, for approval before commencing construction.
Key Considerations for Residential Buildings:
- Open Space:
- Front Portion: Minimum 3 meters for buildings up to 10 meters in height (but not less than 1.80 meters).
- Back Portion: 2 meters (not less than 1 meter).
- For buildings with a 7-meter height, we require an average of 1.50 meters (but not less than 1 meter on any side).
- Note: Buildings up to 7 meters in height can be constructed without leaving space if written permission is obtained from adjacent land/building owners.
- Space on Sides:
- Minimum 1.20 meters for buildings up to 10 meters in height.
- 1 meter is required for the other side.
- We allow ventilator provision if there is a minimum width of 75 cm.
